Dayton’s Average Sale Price Up Over 8 Percent in April

The average sale price for a home in Dayton, Ohio rose by 8.51% in April 2014 as compared to April 2013. The area currently has 5,621 listed homes available for sale, which is down 6.8% from last year.

April 2014 versus April 2013

  • -4.43% Decrease  in sale units (1,049 vs 1,085)
  • 4.91% Increase in sales volume
  • .67% Increase in % sales-to-list price (96.2% vs 95.5%)
  • 10.8% Increase in median sale price ($118,000 vs $106,500)
  • 8.51% Increase in average sale price ($134,640 vs $124,085)

Year-To-Date January – April 2014 versus January – April 2013

  • -3% Decrease  in sale units (3,562 vs 3,674)
  • .9% Increase in sales volume
  • 3.4% Increase in median sale price ($99,900 vs $96,600)
  • 2.3% Increase in average sale price ($119,890)

It’s a great time to sell and buy homes in Dayton. Mortgage interest rates are low, and home prices are rising – while home still remain affordable.
