February 2018 Local Home Sales Report for Cincinnati and Dayton, Ohio; Northern Kentucky; and Southeastern Indiana

花火8During the month of February, home sales stayed stayed strong in most of the local market areas. Here are the sales statistics for February 2018 for Cincinnati and Dayton, Ohio; Northern Kentucky; and Southeastern Indiana:

Cincinnati
Average sales price set a record for the 20th consecutive month in February.

February 2018 vs February 2017

  • 3.87% Increase in homes sold (1,478 homes vs 1,423 homes)
  • 3.92% Increase in average sale price ($186,947 vs $180,860)
  • 11.51% Increase in median sale price ($155,000 vs $139,000)
  • 7.94% Increase in gross sales volume ($277,786,246 vs $257,363,179)

January – February 2018 vs January – February 2017

  • -2.12% Decrease in homes sold (2,816 homes vs 2,877 homes)
  • 5.26% Increase in average sale price ($190,449 vs $180,924)
  • 8.45% Increase in median sale price ($154,000 vs $142,000)
  • 3.03% Increase in gross sales volume ($536,303,874 vs $520,518,204)

Dayton
In the Dayton market area, the number homes sold, average sale price, median sale price and sales volume all increased for  February 2018.

February 2018 vs February 2017

  • 3.16% Increase in homes sold (882 homes vs 855 homes)
  • 8.06% Increase in average sale price ($153,923 vs $142,443)
  • 2.69% Increase in median sale price ($129,900 vs $126,500)
  • 11.47% Increase in sales volume ($135,760,485 vs $121,789,011)

January – February 2018 vs January – February 2017

  • 1.58% Increase in homes sold (1,732 homes vs 1,705 homes)
  • 6.06% Increase in average sale price ($149,753 vs $141,201)
  • 1.98% Increase in median sale price ($126,450 vs $124,000)
  • 7.74% Increase in sales volume ($259,371,850 vs $240,748,221)

Northern Kentucky
In Northern Kentucky, February 2018 average sale prices rose by seven percent.

February 2018 vs February 2017

  • -4.03% Decrease in homes sold (405 homes vs 422 homes)
  • 7.07% Increase in average sale price ($180,017 vs $168,431)
  • 8.97% Increase in median sale price ($158,000 vs $145,000)
  • 2.75% Increase in sales volume ($72,906,895 vs $70,952,875)

January – February 2018 vs January – February 2017

  • -.37% Decrease in homes sold (811 homes vs 814 homes)
  • 10.15% Increase in average sale price ($176,722 vs $160,431)
  • 13.65% Increase in median sale price ($159,000 vs $139,900)
  • 9.75% Increase in sales volume ($143,321,857 vs $130,591,361)

Southeastern Indiana
Year-to-date, Indiana has had an increase in the number of homes sold, average sale price, median sale price and sales volume.

  • -8.0% Decrease in homes sold (69 homes vs 75 homes)
  • -1.6% Decrease in average sale price ($137,340 vs $139,633)
  • -3.7% Decrease in median sale price ($129,000 vs $133,900)
  • -9.5% Decrease in sales volume ($9,476,450 vs $10,472,510)

January – February 2018 vs January – February 2017

  • 16.3% Increase in homes sold (150 homes vs 129 homes)
  • 20.5% Increase in average sale price ($156,000 vs $136,347)
  • 9.5% Increase in median sale price ($178,750 vs $160,000)
  • 28.8% Increase in sales volume ($22,661,969 vs $17,588,710)
