May 2018 Home Sales Report

Average home sale and median sale prices increased during May in Cincinnati and Dayton, Ohio; Northern Kentucky; and Southeastern Indiana. Sales units decreased from May 2017 due to a lack of homes on the market for sale. Many homes are selling quickly due to the limited inventory. Here is our report for the month:

Cincinnati
May 2018 recorded the third-most home sales for the month since 2005.

May 2018 vs May 2017

  • -4.32% Decrease in homes sold (2,594 homes vs 2,711 homes)
  • 9.77% Increase in average sale price ($291,293 vs $199,770)
  • 12.44% Increase in median sale price ($179,900 vs $160,000)
  • 5.04% Increase in gross sales volume ($568,846,781 vs $541,576,482)

January – May 2018 vs January – May 2017

  • -1.62% Decrease in homes sold (9,745 homes vs 9,905 homes)
  • 6.81% Increase in average sale price ($207,321 vs $168,500)
  • 8.71% Increase in median sale price ($168,500 vs $155,000)
  • 5.08% Increase in gross sales volume ($2,020,338,680 vs $1,922,607,886)

Dayton
Average sale price, median sale price and sales volume increased in May in the Dayton region.

May 2018 vs May 2017

  • -1.91% Decrease in homes sold (1,595 homes vs 1,626 homes)
  • 8.62% Increase in average sale price ($171,061 vs $157,488)
  • 8.25% Increase in median sale price ($145,000 vs $133,950)
  • 6.55% Increase in sales volume ($272,842,039 vs $256,075,029)

January – May 2018 vs January – May 2017

  • 1.06% Increase in homes sold (6,087 homes vs 6,023 homes)
  • 5.20% Increase in average sale price ($158,571 vs $150,735)
  • 4.65% Increase in median sale price ($135,000 vs $129,000)
  • 6.32% Increase in sales volume ($965,223,185 vs $907,874,053)

Northern Kentucky
Throughout May, sales units, average sale price, median sale price and sales volume increased in Northern Kentucky.

  • -17.06% Decrease in homes sold (632 homes vs 762 homes)
  • 8.15% Increase in average sale price ($197,809 vs $182,902)
  • 8.41% Increase in median sale price ($170,200 vs $157,000)
  • -10.30% Decrease in sales volume ($125,015,377 vs $139,371,517)

January – May 2018 vs January – May 2017

  • -6.04% Decrease in homes sold (2,660 homes vs 2,831 homes)
  • 8.58% Increase in average sale price ($188,305 vs $173,268)
  • 9.27% Increase in median sale price ($165,000 vs $151,000)
  • 2.11% Increase in sales volume ($500,893,138 vs $490,522,534

Southeastern Indiana
Indiana had an increase in average sale and median sale prices in May.

  • -23.5% Decrease in homes sold (101 homes vs 132 homes)
  • 8.5% Increase in average sale price ($175,134 vs $161,340)
  • 12.8% Increase in median sale price ($149,900 vs $135,000)
  • -16.9% Decrease in sales volume ($17,688,500 vs $21,296,838)

January – May 2018 vs January – May 2017

  • -0.2% Decrease in homes sold (455 homes vs 456 homes)
  • 5.7% Increase in average sale price ($228,833 vs $191,988)
  • 11.0% Increase in median sale price ($149,900 vs $135,000)
  • 5.4% Increase in sales volume ($72,306,310 vs $68,570,499)
