June 2018 home sales reportAverage home sale and median sale prices increased during  June in Cincinnati and Dayton, Ohio; Northern Kentucky; and Southeastern Indiana with some regions setting records for average sale prices. Here is our report for the month:

Cincinnati
June 2018 recorded the fourth-highest home sales for that month since 2005.

June 2018 vs June 2017

  • -.99% Decrease in homes sold (2,798 homes vs 2,826 homes)
  • 5.19% Increase in average sale price ($233,278 vs $221,773)
  • 8.26% Increase in median sale price ($188,650 vs $174,250)
  • 4.15% Increase in gross sales volume ($652,712,842 vs $626,729,090)

January – June 2018 vs January – June 2017

  • -1.34% Decrease in homes sold 12,560 homes vs 12,731 homes)
  • 6.41% Increase in average sale price ($213,086 vs $200,246)
  • 7.88% Increase in median sale price ($172,500 vs $159,900)
  • 4.98% Increase in gross sales volume ($2,676,894 vs $2,549,336,976)

Dayton
The average sale price in Dayton hit a record in June at $183,876.

  • -.36% Decrease in homes sold (2,155 homes vs 2,177  homes)
  • 8.95% Increase in average sale price ($183,876 vs $168,771)
  • 9.34% Increase in median sale price ($158,000 vs $144,500)
  • 8.56% Increase in sales volume ($309,647,478 vs $285,222,709)

January – June 2018 vs January – June 2017

  • .50% Increase in homes sold (7,796 homes vs 7,757 homes)
  • 6.25% Increase in average sale price ($164,018 vs $154,374)
  • 6.06% Increase in median sale price ($140,000 vs $132,000)
  • 6.78% Increase in sales volume ($1,278,682,510 vs $1,197,478,652)

Northern Kentucky
June 2018 broke a record for the highest average sale price at $201,874 and the highest median sale price at $175,000 since 2000.

  • –8.37% Decrease in homes sold (690 homes vs 753 homes)
  • 4.02% Increase in average sale price ($201,874 vs 194,070)
  • 4.17% Increase in median sale price ($175,000 vs $168,000)
  • 4.17% Increase in sales volume ($146,134,853vs $146,883,217)

January – June 2018 vs January – June 2017

  • -5.94% Decrease in homes sold (3,372 homes vs 3,585 homes)
  • 4.02% Increase in average sale price ($193,453 vs $177,603)
  • 8.43% Increase in median sale price ($167,000 vs $154,020)
  • 2.45% Increase in sales volume ($652,323,580 vs $646,707,387

Southeastern Indiana
The Southeastern Indiana region had increases in units, average/median sale prices as well as sales volume in June.

June 2018 vs June 2017

  • 23% Increase in homes sold (150 homes vs 122 homes)
  • 20.7% Increase in average sale price ($190,153 vs $157,554)
  • 18.2% Increase in median sale price ($165,475 vs $140,050)
  • 48.4% Increase in sales volume ($28,522,959 vs $19,221,640)

January – June 2018 vs January – June 2017

  • 5.7% Increase in homes sold (611 homes vs 578 homes)
  • 4.8% Increase in average sale price ($166,292 vs $158,743)
  • 10% Increase in median sale price ($148,500 vs $135,000)
  • 15.7% Increase in sales volume ($101,604,269 vs $87,792,130)
