January 2019 Home Sales Report for Cincinnati and Dayton, Ohio; Northern Kentucky; and Southeastern Indiana

Most of the region saw an increase in average sale price during January. The Dayton area had an increase in the number of homes sold as well as sales volume. Mortgage interest rates remain low. With home values still on the rise and a low inventory of homes for sale, it is a great time to sell your home.

Cincinnati
Average price and median sale price increased as compared to January 2018.

January 2019 vs January 2018

  • –8.38% Decrease in homes sold (1,235 homes vs 1,348 homes)
  • 2.67% Increase in average sale price ($200,896 vs $195,681)
  • 3.90% Increase in median sale price ($160,000 vs $154,000)
  • -5.94% Decrease in gross sales volume ($248,105,980 vs $263,778,027)

Dayton
In Dayton, there was an increase in the number of homes sold as well as sales volume.

January 2019 vs January 2018

  • 5.13% Increase in homes sold (882 homes vs 839 homes)
  • -.039% Decrease in average sale price ($145,146 vs $145,720)
  • -1.12% Decrease in median sale price ($122,111 vs $123,500)
  • 4.71% Increase in sales volume ($128,018,659 vs $122,259,366)

Northern Kentucky
The average sales price rose by over 10% as compared to January 2018.

  • -17.94 Decrease in homes sold (343 homes vs 418 homes)
  • 10.3% Increase in average sale price ($191,575 vs $173,685)
  • -.94% Decrease in median sale price ($158,500 vs $160,000)
  • -9.49% Increase in sales volume ($65,710,341 vs $72,600,333)

Southeastern Indiana
The Southeastern Indiana region had increases in average sale price and median sale price as compared to January 2018.

  • -40.7% Decrease in homes sold (48 homes vs 81 homes)
  • 2.2% Increase in average sale price ($166,333 vs $162,784)
  • 13.5% Increase in median sale price ($168,500 vs $148,500)
  • -39.4% Decrease in sales volume ($7,984,000 vs $13,185,519)
