Springrose Meadows is the site of the Home Builders Association of Greater Cincinnati’s Citirama 2019. The home show is scheduled from September 7–15, 2019. This subdivision is located near Kemper Road and Rose Lane in Springdale.
The home show is featuring five new homes with varying architecture priced from $300,000. There will also be a “demonstration” home where visitors can learn about new construction materials and products.
Springrose Meadows has availability for 50 single-family homes. All homes are eligible for a tax abatement: Per HBA: “Instead of paying standard property taxes on your structure you will just pay a yearly fixed assessment of $4,950 per year, and will not be effective until 2021. Homeowners are still required to pay the typical property tax on the value of their lot. The abatement will begin once the homeowner completes and submits the appropriate application with the City of Springdale tax department. The abatement is automatic and granted upon application. Homeowners will benefit by having their property taxes fixed on their home structure for 15 years, even when their structure appreciates in value the tax on the structure will not change. After 15 years the bond assessment will end and homeowners will begin paying standard real estate taxes on both the lot and the home. Springrose Meadows will also have a Homeowners Association (HOA) with a yearly fee of $300. The HOA is responsible for all the Springrose common areas.”
All homes in the Woodlawn Meadows, will be part of a “Special Assessment District.” This district will have a 15-year tax abatement on all improvements. The “Special Assessment” is estimated to be 50% of the regular taxes on a $200,000 improvement (per home). Payments will be due after the bonds are placed (Sold). This is only an estimate and is subject to change or evaluation. I was so unhappy to see the wooded area destroyed for more houses! I drive on Kemper frequently, so I am very concerned about disruption of traffic flow, now during construction, and later, when it is complete.

trying to understand how the tax abatement works. You stated “All homes eligible for a 15-year property tax abatement at approximately 50% of the estimated annual property tax. Lots are subject to a 15-year assessment at $350 per month.” does that mean even with the abatement they would have to pay $350.00 per month??
