August Home Sales Report Sibcy Cline Realtors

Home sales increased for most local regions in August. For the 17th consecutive month, the average home price rose over the prior year for the Cincinnati region. The dollar volume for the month increased by 22%. In the Dayton area, August also saw gains for home sales with increases in the number of homes sold (7%) as well as average and median price increases. In Northern Kentucky, the average home price increased by over 8%.

CINCINNATI / SOUTHEASTERN INDIANA

August 2020 vs  August 2019

  • +7.19% Increase in homes sold (2,742 homes vs 2,558 homes)
  • 14.30% Increase in average sale price ($258,269 vs $225,955)
  • 17.94% Increase in median sale price ($222,250 vs $188,450)
  • 22.52% Increase in gross sales volume ($708,172,943 vs $577,992,493)

January–August 2020 vs January–August 2019

  • -3.51% Decrease in homes sold (16,973 homes vs 17,590 homes)
  • 7.51% Increase in average sale price ($243.541 vs $226,521)
  • 8.92% Increase in median sale price ($201,500 vs $185,000)
  • 3.74% Increase in gross sales volume ($4,133,629,273 vs $3,984,505,664)

DAYTON

August 2020 vs August 2019

  • 7.02% Increase in homes sold (1,707 homes vs 1,595 homes)
  • 14.27% Increase in average sale price ($203,934 vs $178,464)
  • 12.90% Increase in median sale price ($175,000 vs $155,000)
  • 22.30% Increase in sales volume ($348,114,929 vs $284,650,861)

January–August 2020 vs January–August 2019

  • -1.57 Decrease in homes sold (10,925 homes vs 11,099 homes)
  • 9.17% Increase in average sale price ($192,743 vs $176,554)
  • 8.88% Increase in median sale price ($165,500 vs $152,000)
  • 7.46% Increase in sales volume ($2,105,719,680 vs $1,959,571,932)

  • -.94% Decrease in homes sold (736 homes vs 743 homes)
  • 8.76% Increase in average sale price ($242,470 vs $222,931)
  • 22.19% Increase in median sale price ($223,000 vs $182,500)
  • 7.74% Increase in sales volume ($178,458,290 vs $165,637,773)

January–August 2020 vs January–August 2019

  • -2.08% Decrease in homes sold (4,841 homes vs 4,944 homes)
  • 8.89% Increase in average sale price ($224,437 vs $206,122)
  • 12.21% Increase in median sale price ($198,142 vs $176,575)
