May 2021 home sales report

Throughout May, Cincinnati’s average sale price set a record at $289,800. The median sales price of $240,000 set another record. Sales volume increased by almost 40% and set a record for May stats. In Dayton, home sales increased by 14% from May 2020. The average sale price increased by 19%. In Northern Kentucky, home sales rose by almost 15%.

Mortgage rates are low. Home values are high. It’s a great time to list your home for sale and for buyers to find their dream home.

CINCINNATI OHIO / SOUTHEASTERN INDIANA

May 2021 vs May 2020

  • 15.2% Increase in homes sold (2,271 homes)
  • 18.9% Increase in median sale price ($240,000)
  • 39.6% Increase in sales volume ($658,135,373)
  • -43.9% Decrease in active homes for sale (1,585 units)
  • 1.4% Increase in new listings (2,923 units)

January–May 2021 vs January–May 2020

  • 8.6% Increase in homes sold (9,624 homes vs 8,863)
  • 17.3% Increase in median sale price ($222,825 vs $189,900)
  • 27.7% Increase in sales volume ($2,593,681,935 vs $2,031,412,519)

DAYTON AND SPRINGFIELD OHIO

  • 14.86% Increase in homes sold (1,476 units vs 1,740 units)
  • 19.09% Increase in average sale price ($223,363 vs $188,935)
  • 16.84% Increase in median sale price ($195,000 vs $166,900)
  • 38.42% Increase in gross sales volume ($336,060,000 vs $242,781,843)
  • 2.99% Increase in new listing units (1,792 vs 1,740)

    Year to Date:
    8.03% Increase in unit homes sold (6,204 vs 5,743)
    15.67% Increase in average sale price ($210,049 vs $181,599)
    24.95% Increase in gross sales volume ($1,303,142,463 vs $1.042,922,477)

  • 17.87% Increase in homes sold (686 homes vs 582 homes)
  • 22.73% Increase in average sale price ($264,784 vs $215,745)
  • 21.05% Increase in median sale price ($230,000 vs $190,000)
  • 44.66% Increase in sales volume ($181,642,583 vs $125,563,950)

  • 11.63% Increase in homes sold (2,899 homes vs 2597 homes)
