Throughout July, home sales decreased in all local regions. But, year to date, homes sales have exceeded last year’s figures. Mortgage rates remain low. Home values are still high. It’s a great time to list your home for sale and for buyers to find their dream home.

Here is a report by region of homes sales throughout July 2021:

CINCINNATI OHIO / SOUTHEASTERN INDIANA

June 2021 vs July 2020

  • -26.2% Decrease in homes sold (2,101 homes)
  • 12.5% Increase in median sale price ($247,000)
  • -16.4% Decrease in sales volume ($630,294,910)
  • -13.5% Decrease in active homes for sale (2,236 units)
  • -4% Increase in new listings (3,062 units)

January–July 2021 vs January–July 2020

  • 1.7% Increase in homes sold (14,496 homes )
  • 15.9% Increase in median sale price ($230,000 vs $198,505)
  • 18.1% Increase in sales volume ($4,052,216,284 vs $3,431,394,871)

DAYTON AND SPRINGFIELD OHIO

July 2021 vs July 2020

  • -3.5% Decrease in homes sold (1,711 units vs 1,773 units)
  • 8.85% Increase in average sale price ($225,044 vs $206,750)
  • 5.56% Increase in median sale price ($190,000 vs $180,000)
  • 5.04% Increase in gross sales volume ($385,050,902 vs $366,566,948)
  • 7.66% Increase in new listing units (2,165 vs 2,011)

  • 5.81% Increase in unit homes sold (9,705 vs 9,172)
  • 13.79% Increase in average sale price ($217,121 vs $190,812)
  • 12.12% Increase in median sale price ($185,000 vs $165,000)
  • 20.4% Increase in gross sales volume ($2,107,163,291 vs $1,750,126,850)

  • -13.08% Decrease in homes sold (718 homes vs 826 homes)
  • 14.28% Increase in average sale price ($266,317 vs $233,041)
  • 7.71% Increase in median sale price ($230,500 vs $214,000)
  • -.66% Decrease in sales volume ($191,215,918 vs $192,492,636)

January – July 2021 vs January – July 2020

  • 4.28% Increase in homes sold (4,365 homes vs 4,186 homes)
  • 15.92% Increase in average sale price ($256,982 vs $221,691)
  • 15.38% Increase in median sale price ($225,000 vs $195,000)
  • 15.38% Increase in sales volume ($1,121,726,702 vs $927,999,771)
