April 2018 Home Sales Report for Cincinnati and Dayton, Ohio; Northern Kentucky; and Southeastern Indiana

Cincinnati and Dayton, Ohio; Northern Kentucky; and Southeastern Indiana all had increases in home sales during April. Many homes are selling quickly due to a lack of enough homes for sale on the market. Limited inventory of homes has led to rising home prices. Here is our report for the month:

Cincinnati
The average sale price set a record in April 2018 for the 22nd consecutive month. 

April 2018 vs April 2017

  • 4.0% Increase in homes sold (2,210 homes vs 2,125 homes)
  • 4.83% Increase in average sale price ($214,972 vs $205,089)
  • 7.36% Increase in median sale price ($175,000 vs $163,000)
  • 9.01% Increase in gross sales volume ($475,087,148 vs $435,815,185)

January – April 2018 vs January – April 2017

  • -.72% Decrease in homes sold (7,142 homes vs 7,204 homes)
  • 5.69% Increase in average sale price ($202,893 vs $191,970)
  • 7.29% Increase in median sale price ($164,150 vs $153,000)
  • 4.93% Increase in gross sales volume ($1,449,060,590 vs $1,381,031,404)

Dayton
Sales volume increased over 10% in Dayton in April!

April 2018 vs April 2017

  • 7.52% Increase in homes sold (1,415 homes vs 1,316 homes)
  • 2.67% Increase in average sale price ($161,363 vs $157,161)
  • 7.68% Increase in median sale price ($139,985 vs $130,000)
  • 10.40% Increase in sales volume ($228,328,419 vs $206,823,500)

January – April 2018 vs January – April 2017

  • 2.50% Increase in homes sold (4,473 homes vs 4,364 homes)
  • 3.90% Increase in average sale price ($154,096 vs $148,309)
  • 3.45% Increase in median sale price ($132,000 vs $127,600)

Northern Kentucky
Home sales were strong in Northern Kentucky in April: sales units, average sale price, median sale price and sales volume increased.

April 2018 vs April 2017

  • 3.31% Increase in homes sold (625 homes vs 605 homes)
  • 9.22% Increase in average sale price ($191,854 vs $175,664)
  • 7.74% Increase in median sale price ($167,000 vs $155,000)
  • 12.83% Decrease in sales volume ($119,908,785 vs $106,277,275)

January – April 2018 vs January – April 2017

  • -2.42% Decrease in homes sold (2,019 homes vs 2,069 homes)
  • 9.37% Increase in average sale price ($185,622 vs $169,720)
  • 9.16% Increase in median sale price ($163,200 vs $149,500)
  • 9.61% Increase in sales volume ($384,882,161 vs $351,151,017)

Southeastern Indiana
Indiana had an increase in the number of homes sold, sales volume as well as median sale price in April.

  • 15.4% Increase in homes sold (105 homes vs 91 homes)
  • -26.2% Increase in average sale price ($162,052 vs $128,371)
  • 20.0% Increase in median sale price ($150,000 vs $125,000)
  • 45.7% Increase in sales volume ($17,015,485 vs $11,683,753)

  • 6.6% Increase in homes sold (354 homes vs 332 homes)
  • 9.7% Increase in average sale price ($159,609 vs $145,549)
  • 3.8% Increase in median sale price ($138,750 vs $133,700)
