Northern Kentucky Sees Strong Home Sales in August 2016

Northern Kentucky had strong home sales during August. The region had a 2.2% increase in the number of homes sold (as compared to August 2015) and an increase of 17.16% in average sale price.

Here are the statistics:

August 2016 vs August 2015

  • 2.20% Increase in homes sold (651 homes vs 647 homes)
  • 17.16% Increase in average sale price ($193,003 vs $164,733)
  • 7.12% Increase in median sale price ($158,000 vs $147,500)
  • 19.74% Increase in sales volume

January – August 2016 vs January – August 2015

  • 8.08% Increase in homes sold (4,590 homes vs 4,247 homes)
  • 7.48% Increase in average sale price ($175,784 vs $163,546)
  • 6.37% Increase in median sale price ($152,000 vs $142,900)
  • 16.16% Increase in sales volume

Homes are the selling quickly. The average days on the market was 50 days in August. In August 2016, the average days on market was 62. Year to date the average days on market is  61 days  (as compared to 73 days in 2015.)

There remains a shortage of homes on the market for sale. Mortgage interest rates are low. Home values are rising. It is a great time to sell your home.

Northern Kentucky Sees a Sixteen Percent Rise in Average Home Sale Price

IMG_0196In Northern Kentucky there was a 15.85% increase in the average sale price of homes for January 2016 as compared to January 2015. Here are the statistics for the month:

January 2016 vs January 2015

  • 15.85% Increase in average sale price ($165,890 vs $143,194)
  • 14.54% Increase in median sale price ($145,000 vs $125,500)
  • -1.67% Decrease in homes sold (295 homes vs 300 homes)
  • 13.92% Increase in sales volume
  • 69 average days on market (vs 74 days on market in 2015)

It’s a great time to list and sell your home. Home values are rising, inventory of homes for sale is low and mortgage interest rates have remained low.

Northern Kentucky June Home Sales Up 6 Percent

June was a strong month for Northern Kentucky home sales with a 6% increase as compared to June 2013.

June 2014 versus June 2013

  • 6.02% Increase in units sold (599 vs 565)
  • 6.88% Increase in sales volume
  • .81% Increase in average sold price ($163,510 vs $162,192)
  • -2.4% Decrease in median sold price ($142,500 vs $146,000)

January – June 2014 versus January – June 2013

  • 1.27% Increase in units sold (2,801 vs 2,766)
  • -0.06% Decrease in sales volume
  • -1.31% Decrease in average sold price ($152,349 vs $154,375)
  • -1.85% Decrease in median sold price ($132,500 vs $135,000)

The number of new listings has risen each month in 2014 with 2,806 current active listings. Although listing inventory is down as compared to prior years, the smaller number of homes available for sale has driven average selling prices higher.
