Cincinnati Home Sales Climbed almost Five Percent in September

Roebling suspension bridge cross Ohio River.Home sales continued to be strong in Cincinnati, Ohio in September with a 4.98% increase (as compared to September 2015.) Per the Cincinnati Area Board of Realtors®, September closed sales were the highest since 2005. Year-to-date, home sales have risen 6.39%.
September 2016 vs September 2015

  • 4.98% Increase in home sales (2,362 homes vs 2,250 homes)
  • 13.81% Increase in gross sales volume
  • 8.41% Increase in average sale price ($191,078 vs $176,257)
  • 9.93% Increase in median sale price ($155,000 vs $141,000)

January – September 2016 vs January – September 2015

  • 6.39% Increase in home sales (20,074 homes vs 18,868 homes)
  • 11.10% Increase in gross sales volume
  • 4.42% Increase in average sale price ($190,375 vs $182,311)
  • 5.49% Increase in median sale price ($151,900 vs $144,000)

There continues to be a low inventory of homes for sale. With low mortgage interest rates and high interest in home purchases, the sales market for homes is brisk. Many homes priced right and in move-in- ready condition are selling quickly.

Cincinnati, Ohio Home Sales Report for March 2014 – Average Price of Homes Increased

In March 2014, the average home price increased by 9.72% in Cincinnati, Ohio. However, home sales were down by 8% as compared to March 2013. The winter of 2013/2014 continued into the third week of the month with freezing temperatures and snow.

Inventory of Homes
The inventory of homes available for sale on the market is low and is down 8.2% from the same time last year. (On the positive side, the March 2014 inventory of homes increased by 2.8% as compared to February 2014.)

It’s a great time to sell your home with low inventory of homes for sale and home prices starting to rise.

March 2014 versus March 2013

  • 9.72% Increase in Average Sale Price ($172,227 versus $156,973)
  • 7.98% Decrease in Sales Units (1,625 versus 1,766)
  • .96% Increase in Sales Volume

Nationally, home sales were down 7.5% from 2013.

January-March 2014 versus January-March 2014

  • 8.99% Increase in Average Sale Price ($160,569 versus $147,320)
  • 5.85% Decrease in Sales Units (4,154 versus 4,412)
  • 2.62% Increase in Sales Volume
