Local home sales report Dec 2020

Home sales increased for all regions in December. In Greater Cincinnati, the area set a record for the most home sales of any December. In Northern Kentucky, sales records for 2020 broke previous records for homes sales and volume. In the Dayton region, homes ended the year increasing 12% in December with sale volume improving by over 28% for the month.

Mortgage rates are low. Home values are high. It’s a great time to list your home for sale and for buyers to find their dream home.

CINCINNATI / SOUTHEASTERN INDIANA

December 2020 vs December 2019

  • 21.04% Increase in homes sold (2,267 homes vs 1,873 homes)
  • 12% Increase in average sale price ($254,705 vs $227,242)
  • 19.44% Increase in median sale price ($215,000 vs $180,000)
  • 35.66% Increase in gross sales volume ($577,416,950 vs $425,623,937)

January–December 2020 vs January–December 2019

  • 3.55% Increase in homes sold (26,687 homes vs 25,772 homes)
  • 9.51% Increase in average sale price ($247,626 vs $226,124)
  • 12.5% Increase in median sale price ($207,000 vs $184,000)
  • 13.4% Increase in gross sales volume ($6,608,397,521 vs $5,827,659,825)

Highest Ever Average and Median Sale Homes Prices in Cincinnati in November 2016

CincinnatiNovember 2016 was a great home sales month in Cincinnati. During the month, the highest ever average and median sale prices for the region were recorded!

  • 21.41% Increase in homes sold (1,866 vs 1,537)
  • 31.3% Increase in sales volume
  • 8.03% Increase in average sale price ($190,784 vs $176,599)
  • 9.49% Increase in median sale price ($150,000 vs $137,000)

January – November 2016 vs January – November 2015

  • 7.5% Increase in homes sold (24,161 vs 22,475)
  • 13.40% Increase in sales volume
  • 5.48% Increase in average sale price ($190,810 vs $180,892)

Cincinnati December Home Sales Set A Record!

BlueGraphic_RedChart_Houses.jpgThe Cincinnati region had its best December home sales on record. Sales were up 10.4% as compared to December 2014. For the year, homes sales rose 7.2% over those in 2014.

December 2015 vs December 2014

  • 10.37% Increase in home unit sales (1,809 vs 1,639)
  • 14.26% Increase in sales volume
  • 3.52% Increase in average sale price ($179,550 vs $173,447)
  • 7.52% Increase in median sale price ($143,000 vs $133,000)

January – December 2015 vs January – December 2014

  • 7.18% Increase in home unit sales 24,272 vs 22,645)
  • 10.36% Increase in sales volume
  • 2.96% Increase in average sale price (180,803 vs $175,609)
  • 4.78% Increase in median sale price ($142,500 vs $136,000)

Cincinnati Home Sales Up 24 Percent for August

August 2013 was a strong month for home sales in Cincinnati with a 24% increase as compared to August 2012. The area has had 26 consecutive months of increased home sales.

  • 23.22% increase in sales units

Housing Inventory

The number of homes on the market to sell was down 9.8% in August as compared to the same time period in 2013. August inventory decreased by 1.9% when compared to July 2013.

What does this mean?
If you are thinking of selling your home, now is a good time to put your house on the market. There is a smaller number of competing homes available. Interest rates are still low and home are still affordable. Many properties in good condition and priced right are selling quickly.

Home Sales in Cincinnati are Highest Since 2005!

Listed and sold. Homes are selling in Cincinnati, Ohio! July 2013 home sales were the highest since 2005 with 2,374 unit sales for the month. This is the 25th consecutive month of increased sales for the region.
