Cincinnati / Southeastern Indiana

The average price of homes continues to increase.

August 2019 vs August 2018

  • -3.66% Decrease in homes sold (2,528 homes vs 2,624 homes)
  • 3.41% Increase in average sale price ($225,972 vs $218,521)
  • 6.18% Increase in median sale price ($188,950 vs $177,948)
  • -.37% Decrease in gross sales volume ($571,257,453 vs $573,399,292)

January–August 2019 vs January–August 2018

  • -1.57% Decrease in homes sold (17,515 homes vs 17,795 homes)
  • 4.88% Increase in average sale price ($226,303 vs $215,770)
  • 5.71% Increase in median sale price ($185,000 vs $175,000)
  • 3.23% Increase in gross sales volume ($3,963,693,336 vs $3,829,626,271)

Dayton

In August, the Dayton area saw gains in average and median sale prices.

  • -3.16% Decrease in homes sold 1,964 homes vs 2,112 homes)
  • 4.38% Increase in average sale price ($178,464 vs $170,981)
  • 3.33% Increase in median sale price ($155,000 vs $150,000)
  • 1.08% Increase in sales volume ($284,650,861 vs $281,606,165)

  • 6.3% Increase in average sale price ($176,554 vs $$166,083)

Northern Kentucky

Average home price increased by almost 18 percent in August.

  • -7.98% Decrease in homes sold (703 homes vs 764 homes)
  • 17.74% Increase in average sale price ($224,189 vs $190,406)
  • 8.76% Increase in median sale price ($184,900 vs $170,000)
  • 8.34% Increase in sales volume ($157,605,198 vs $145,470,413)

  • -3.55% Decrease in homes sold (4,833 homes vs 5,011 homes)

January 2018 Home Sales Report for Cincinnati, Dayton, Northern Kentucky and Southeastern Indiana

花火8During the month of January, home sales stayed stayed strong and came either near to or exceeded sales from January of last year. (Southeastern Indiana experienced a large number of homes selling with a 50% increase.) Here are the home sales statistics for January 2018 for Cincinnati and Dayton, Ohio; Northern Kentucky; and Southeastern Indiana:

Cincinnati
Home sales are still strong in the region even though they were slightly under January 2017 numbers. The average home price was at $193,400 as compared to $180,987 in 2017.

  • -8.18% Decrease in homes sold (1,335  homes vs 1,454 homes)
  • 6.86% Increase in average sale price ($193,400 vs $180,987)
  • 6.94% Increase in median sale price ($154,000 vs $144,000)
  • -1.89% Decrease in gross sales volume ($258,189,628 vs $263,155,025)

Dayton
In the Dayton market area, the number homes sold, average sale price, median sale price and sales volume all increased for  January 2018.

January 2018 vs January 2017

  • .60% Increase in homes sold (839 homes vs 845 homes)
  • 3.94% Increase in average sale price ($145,720 vs $140,193)
  • 3.0% Increase in median sale price ($123,500 vs $119,900)
  • 4.57% Increase in sales volume ($122,259,366 vs $116,920,836

Northern Kentucky
In Northern Kentucky, January 2018 sales were ahead from January 2017. The average sale price also increased by 14% from $152,138 to $173,532.

  • 2.30% Increase in homes sold (401 homes vs 392 homes)
  • 14.06% Increase in average sale price ($173,532 vs $152,138)
  • 18.52% Increase in median sale price ($160,000 vs $135,000)
  • 16.68% Decrease in sales volume ($69,586,662 vs $59,638,486)

Southeastern Indiana
Indiana had a great month for home sales in January with a 50% increase in the number of properties sold and an 85% increase in sales volume.

January 2018 vs January 2017

  • 50% Increase in homes sold (81 homes vs 54 homes)
  • 23.5% Increase in average sale price ($162,784 vs $131,782)
  • 24.3% Increase in median sale price ($148,500 vs $119,500)
  • 85.3% Increase in sales volume ($13,185,519 vs $7,166,200)

August Home Sales Climb in Cincinnati, Northern Kentucky and Dayton!

The Cincinnati Area Board of Realtors® reported a 20.9% increase in home sales in the Tri-state for August:

Cincinnati/Northern Kentucky
August 2011 – 2,078 homes sold
August 2010 – 1,719 homes sold

The Dayton Area Board of Realtors® stated they saw a 7.6% increase in home sales for August:

August 2011 – 991 homes sold
August 2010 –  921 homes sold
