October 2018 Home Sales ReportHere is the October home sales report for Cincinnati and Dayton, Ohio; Northern Kentucky; and Southeastern Indiana. Most areas had an increase in the the number of homes sold.

Cincinnati
Momentum was held for October 2018 sales  with a slight increase in the number of homes sold as compared to the same time period as last year. The Cincinnati Area Board of Realtors reports that 2018 home sales remain on one of the top three strongest in 10 years.

  • .10% Increase in homes sold (2,070 homes vs 2,068 homes)
  • 6.86% Increase in average sale price ($213,358 vs $199,664)
  • 7.80% Increase in median sale price ($169,250 vs $157,000)
  • 6.96% Increase in gross sales volume ($441,652,005 vs $412,905,772)

January – October 2018 vs January – October 2017

  • -.83% Decrease in homes sold (21,963 homes vs 22,146 homes)
  • 6.15% Increase in average sale price ($214,684 vs $202,240)
  • 7.41% Increase in median sale price ($174,000 vs $162,000)
  • 5.28% Increase in gross sales volume ($4,715,009,376 vs $4,478,801,593)

Dayton
The Dayton region had positive increases in all categories: homes sold, average and median sales prices as well as sales volume as compared to 2017.

  • .88% Increase in homes sold (1,812 homes vs 1,533 homes)
  • 6.88% Increase in average sale price ($165,344 vs $154,695)
  • 9.62% Increase in median sale price ($142,500 vs $130,000)
  • 7.82% Increase in sales volume ($228,009,113 vs $211,468,609)

January – October 2018 vs January – October 2017

  • .92% Increase in homes sold (18,547 homes vs 18,406 homes)
  • 6.20% Increase in average sale price ($165,766 vs $156,088)
  • 6.38% Increase in median sale price ($143,550 vs $134,000)
  • 7,18% Increase in sales volume ($2,304,484,496 vs $1,150,112,912)

Northern Kentucky
Average sales price, median sales price and sale volume were up from September 2018.

  • -6.04% Decrease in homes sold (576 homes vs 613 homes)
  • 6.04% Increase in average sale price ($191,157 vs $180,261)
  • 6.59% Increase in median sale price ($165,209 vs $155,000)

  • -1.49% Decrease in homes sold (6,082 homes vs 6,174 homes)
  • 7.32% Increase in average sale price ($193,458 vs $180,264)

Southeastern Indiana
The Southeastern Indiana region had increases in all categories: average and median sale prices, number of homes sold as well as sales volume in October.

  • 14.0% Increase in homes sold (130 homes vs 114 homes)
  • 1.3% Increase in average sale price ($162,633 vs $160,578)
  • 1.0% Increase in median sale price ($153,950 vs $152,500)
  • 15.5% Increase in sales volume ($21,142,229 vs $18,305,870)

  • 3.8% Increase in homes sold 1,078 homes vs 1,039 homes)
  • 2.2% Increase in average sale price ($168,130 vs $164,583)
  • 6.2% Increase in median sale price ($152,950 vs $144,000)
  • 10.1% Increase in sales volume ($181,243,715 vs $164,583,438)
