7 Tips to Stage Your Home This Summer

It’s almost summer and if you are thinking of putting your home on the market, here are seven tips for getting it staged to sell during this warm time of year:

Mow the Lawn and Trim Hedges
Keep the grass short and tidy. Edge sidewalks bordering the patio or driveway. Bushes should be trimmed back so windows are not blocked. House numbers need to visible.

Front Porch
Make the front porch inviting. The welcome mat should be new looking. Fresh flower pots look nice and add color. There should be no clutter on the front porch. Make sure the porch light works. How does the front door look? A fresh coat of paint can work wonders.

Wash the windows (and screens) until they are squeaky clean.

All Hands on Deck
Outdoor living spaces (such as decks and patios) should be emphasized and staged for outdoor living and entertaining. Furniture, cushions and pillows need to be clean.

If you have a playset make sure it is clean and in good-working order.

If you own a pool, make sure it is clear of debris. Stage it to look like a relaxing oasis.

Seasonal flowers planted in the yard will add color and appeal. Fresh mulch makes a yard look amazing.

Aaaaah. Nothing like coming home on a nice day and relaxing in an outdoor room – whether it be the front porch, back porch, patio, deck or a nice corner on the lawn or garden. Does your home offer an outdoor refuge?

If you are selling a home, you may want to stage such an outdoor space because buyers desire them! Outdoor living spaces have grown in popularity. 63% of young renters say that outdoors spaces would be important to them in deciding upon a home to buy.

Ideas to make your outdoors more inviting:

Have a few seats grouped around a fire pit to make a space.

Get Rid of the Old Grill
Has your grill seen better days? Get rid of it and replace it. You want buyers to think of entertaining outside on their own new grill, not be repelled by your rusty one.

Stage Your Porch or Deck
Show buyers how to use the space (whether small or large) so they can see how the porch or deck can be used for entertaining.

The National Home Builders Association reports that outdoor kitchens add 130% to a home’s value. Kitchens can range from a built-in grill to the addition of a sink, storage, pizza oven and refrigerator.

A water feature adds a serenity value to your outdoor space.

Stage It
If you already have outdoor furniture, make the setting more inviting with pillows, some magazines and perhaps a glass of lemonade.
