Southeastern Indiana Home Sales For November 2013 Increased 9.5 Percent

Home sales in Southeastern Indiana increased by 9.5 percent for November 2013. Reports, Rick McMillan, Vice President/Sales Manager of the Sibcy Cline Harrison office, “Sibcy Cline continues to enjoy a median sale price advantage over the entire Southeastern Indiana Board of Realtors through the first eleven months of 2013. The difference is $63,050!”

Southeastern Indiana home sales from January through September 2013 had a 12.2% increase.

Year-To-Date Statistics (January – June 2013 as compared to 2012)

  • 12.2% increase in unit sales volume
  • 11.9% increase in gross sales volume
  • 5.5% increase in median selling price

September Statistics (as compared to September 2012)

  • 1.3% decrease in unit sales volume
  • Less than 1% decrease in gross sales volume
  • 1.2% increase in average sale price ($141,188 versus $139,450)

Sibcy Cline Realtors Southeast Indiana Sales – Year-To-Date Statistics 

  • 91.7% increase in unit sales volume
  • $181,614 average sale price
  • $174,450 median sale price
  • Sibcy Cline Realtors has a higher median sale price over the entire SEIBR board through the first nine months of 2013: $174,450 versus $125,000
  • Sibcy Cline’s listings are also selling in shorter average time than the SEIBR board (146 days versus 150 days)

Year-To-Date Southeastern Indiana Home Sales Increased 13 Percent

Home sales from January through August 2013 have increased by 13.3% in Southeastern Indiana with 692 units sold. Total gross sales for the first eight months have also increased by 12.9% as compared to January through August 2012.

Southeastern Indiana Gross Sales Volume Increased 40 Percent for July 2013

Homes are selling briskly in Southeastern Indiana. Gross sales volume increased 39.6% for July 2013 (as compared to July 2012). Unit sales also increased 13.3% for the month.

Southeastern Indiana Homes Sales Volume Improves 13% for First Six Months of 2013

Southeastern Indiana is seeing upward improvement in home sales for the first six months of 2013:

  • 2013 Sales Volume: $61,166,000 (as compared to $54,064,000 in 2012) – 13% increase
  • 2013 Sales Units: 503 (as compared to 427 in 2012) – 17.8% increase
  • 2013 Average Sale Price: $121,604
  • 2013 Median Sale Price: $116,000

Southeastern Indiana June 2013 statistics:

  • Less than 1% increase in Sales Volume – $13,439,000 (as compared to $13,378,000 in 2012)
  • 2.0% increase in Sales Units – 99 homes sold (as compared to 97 in 2012)
  • 1.6% decrease in Average Sale Price – $135,751 (as compared to $137,922 in 2012)
  • 6.76% increase in Median Sale Price – $128,000 (as compared to $119,900)

Southeastern Indiana Home Sales Report – 30% Increase in Sales for First Quarter

The Southeastern Indiana region is seeing increasing home sales. Here are the April 2013 statistics for this region:

  • 16.4% increase in total unit volume (as compared to April 2012)
  • 85 homes sold versus 73 in April 2012
  • 24% increase in Total Gross Sales volume from April 2012
  • $9,575,000 in sales volume versus $8,648,000 million in April 2012

Both unit and dollar volume numbers are up dramatically for the first four months of 2013 from the same period in 2012:

  • 314 Units sold in 2013 versus 242 in 2012 – a 30% increase  
  • $35.835,000 sales volume in 2013 versus $28,479,000 n 2012 – a 25.8% increase

November Housing Sales Stats for Cincinnati, Northern Kentucky and Dayton Looking Strong!

Home sales in November were looking strong in all of Sibcy Cline’s market areas of Greater Cincinnati and Dayton, Ohio; Northern Kentucky; and Southeastern Indiana. Total local home sales outpaced the national increase of 14.5%.

Greater Cincinnati Home Sales

  • 1,546 home sales – 24.3% increase from November 2011
  • Sales volume – 30% increase from November 2011
  • Average sale price-  4.6% increase to $153,994

Says Tom Hasselbeck, President of the Cincinnati Area Board of Realtors® (and the Sibcy Cline Fairfield VP/Sales Manager), “The continued, upward momentum of Cincinnati home sales is a strong indicator that our local economy is on the road to recovery. As long as the inventory of home remains lows, this will continue to put upward pressure on home prices. Add in our current interest rates, which remain at historic lows and you have a great environment for buying and selling a home.”

High-End Market for Cincinnati – 2012

  • 58 homes priced $1+ million sold (57 such homes sold in 2011)
  • In November 2012, two homes priced at more than $3 million sold

Northern Kentucky Homes Sales

  • 391 home sales – 5.4% increase from November 2011
  • Sales volume – 5.2% decrease from November 2011
  • Average sale price  – 10% decrease from November 2011

Dayton Home Sales

  • 894 home sales – 22% increase from November 2011
  • Sales volume – 28.8% increase from November 2011
  • Average sale price – 5.2% increase to $121,748

The Dayton real estate market has seen improvement in its sales for the 10 of 11 months in 2012. There are 4.5% fewer homes listed on the market in November than the month prior. With 6,889 listings, this is the lower number of inventory since March 2005. States the Business Journal, “A declining inventory can indicate continued increases in both home sales and prices.”

Ohio Home Sales Activity

  • 9,254 Home sales – 23.6% increase from November 2011
  • Sales volume- 35.1% increase from November 2011
  • Average price ($135.392) – 8.5% increase from November 2011

Ohio Home Sales Year-To-Date (January – November 2012)

  • 104,001 home sales – 14.0% increase from 2011
  • Sales volume – 20.2% increase from 2011

National Home Sales
