August Local home stats report

Throughout August, average or median home sales increased in all local regions. Mortgage rates remain low. Home values are still high. With a low inventory of homes for sales, it’s a great time to list your home to sale and then purchase that dream home.

Here is a report by region of homes sales throughout August 2021:

CINCINNATI OHIO / SOUTHEASTERN INDIANA

August 2021 vs August 2020

  • -6.4% Decrease in homes sold (2,597 homes)
  • 9.9% Increase in median sale price ($245,000)
  • 5.5% Increase in sales volume ($756,395,174)
  • -4.1% Decrease in active homes for sale (2,361 units)
  • -4.8% Increase in new listings (3,097 units)

January–August 2021 vs January–August 2020

  • 5.6% Increase in homes sold (17,973 homes vs 17,026 homes )
  • 15.9% Increase in median sale price ($234,000 vs $201,900)
  • 22% Increase in sales volume ($5,061,797,117 vs $4,148,250,172)

DAYTON AND SPRINGFIELD OHIO

August 2021 vs August 2020

  • -5.74% Decrease in homes sold (2,040 units vs 1,877 units)
  • 10.13% Increase in average sale price ($224,602 vs $203,934)
  • 8.51% Increase in median sale price ($189,900 vs $175,000)
  • 3.81% Increase in gross sales volume ($361,384,114 vs $348,114,929)
  • 8.68% Increase in new listing units (2,040 vs 1,877)

    January – August 2021 vs January–August 2020
  • 3.74% Increase in unit homes sold (13,844 vs 13,360)
  • 13.19% Increase in average sale price ($218,169 vs $192,743)
  • 11.78% Increase in median sale price ($185,000 vs $165,000)
  • 17.43% Increase in gross sales volume ($2,472,725,989 vs $2,105,719,680)

  • -9.82% Decrease in homes sold (698 homes vs 774 homes)
  • 12.65% Increase in average sale price ($272,977 vs $242,321)
  • 8.54% Increase in median sale price ($239,872 vs $221,000)
  • 1.59% Increase in sales volume ($190,537,952 vs $187,557,124)

January – August 2021 vs January – August 2020

  • 2.50% Increase in homes sold (5,084 homes vs 4,960 homes)
  • 15.19% Increase in average sale price ($259,081 vs $224,910)
  • 14.07% Increase in median sale price ($227,000 vs $199,000)
  • 18.07% Increase in sales volume ($1,317,171,665 vs $1,115,556,895)
